TM Medical Properties, LLC was formed in 2016 as the general partner to acquire and manage real estate properties in the $4-20 million price range leased to healthcare providers who are credit tenants in the Southeast. TM Medical Properties II, LP was formed in 2020 to expand our investments into markets throughout the U.S. and to invest in larger ($15+ million) net sale leaseback medical clinics.
TM Medical Properties, LLC is comprised of two Managers—Clay Hamner and Peter Reichard together having over 50 years of investment experience.

  • TM Medical Properties, LLC currently owns 25 medical buildings leased to Vanderbilt Medical Center, GSA/Veteran’s Administration, Atrium Healthcare, Novant Healthcare, and a number of physician group owned practices. TM Medical Properties, LLC, owns over 400,000 square feet of medical office space and all properties are 100% leased. It makes distributions each quarter in the range of 7.5-10% per annum.
  • In 2020 we expanded our team by forming TM Medical Properties II, LLC, adding Craig Elson as a Managing Member. Craig is a very experienced investor and portfolio manager and lives in Los Angeles, has been a limited investor in most of the transactions noted above. He will focus on larger transactions outside the Southeast.
  • Over the next few years, we plan to double the square feet of property owned by TM Medical Properties I and II, LLC. We will do this by following our focused strategy of buying 100% leased medical properties that offer a return of at least 2 x invested capital. In addition, we will pay a current distribution of at least 4 points over current 10-year U.S. Treasury notes at the time of purchase. All of these investments are expected have periodic increases in distributions, plus increased valuation over the life of the partnership. The great majority of the properties will be in close proximity to the local major medical center(s) throughout the U.S.
